I’d front-load safety: put the full $400 to the emergency fund until you’re at 4–6 months then redirect it to the down payment and keep extra student loan payments at zero until after closing. If you want to chip away, park that amount in a separate “loan payoff” savings so it boosts reserves and you can lump-sum later. Also keep the down payment in a clean, separate account for easy sourcing/seasoning, and don’t skip any 401k match since many lenders count a portion of retirement balances as reserves.

Dealt with my sister's compost pile messing up our shared backyard once, total nightmare. Tell them directly the odor's a problem and could draw bugs or worse. Propose they seal it up or adjust the spot, and leave it at that.

Happened to me with a new case that looked tough but started spidering fast. Turned out it was a stiff blend plus a summer of dashboard sun and a lot of sanitizer on my hands. Those add up. Now I keep it out of hot spots and let sanitizer dry before I touch the that model.
Also check the fit. If the buttons feel preloaded or the camera opening looks stretched the case is under tension. Take it off and look for faint white stress marks around the rim. When you put it back on seat a long edge first and then ease the corners instead of snapping one in. If a crack is already there, a tiny piece of clear tape on the inside can stop it from running while you sort a return. If you replace it and go for something softer and slightly thicker at the corners. Works great.

Along with signing out & updating make sure your device’s date and time are correct and that you have a bit of free storage; both can quietly block DRM downloads. If you’re using OverDrive/Libby with Adobe DRM and deauthorize the device and reauthorize your Adobe ID, then remove and re-add your library card. Also try removing the library from the app and adding it back, since an expired card or checkout-limit issue can stop new loans from syncing.

Good point. One small caveat: the cleanser can be what tips your skin into over-exfoliation when paired with a brush, especially foaming or acid formulas. On brush nights, heavily dilute your cleanser in very wet hands and keep the brush to a 10–15 second pass just on the nose and chin after a quick hand cleanse. You can also try shifting brush use to mornings on days you won't be using strong actives later and which sometimes reduces cumulative irritation.
